If you are self-employed or a company director (owning more than 20% - 25% shares of a company) applying for a mortgage or re-mortgage may prove demanding; the main reasons being, lenders like to see documentation that demonstrates a good current income usually by way of audited accounts, and also lenders may require you to have been self employed for a minimum period which may be 6, 12 or 24 months, this varies from lender to lender.

If you are unable to provide audited accounts, the alternative would be self certification.

Self-employed people tend to 'shelter' their income as much as possible to avoid tax; therefore the accounts may not reflect their earnings.
